We sold our Cabbagetown house with Michael and Michael in late 2016 and, while I don’t often write reviews, the experience was so overwhelmingly positive that I thought I’d provide a few reasons why we enjoyed working with them. First off, they were both professional every step of the way. From our initial chat and meeting, to the Listing Agreement, staging, other house preparations and open houses, Michael and Michael did exactly what was right and required every step of the way to represent our inter- ests and obtain the best price for our home. We’ve worked with lots of Agents, good and not so much, but these guys are the best. Second, Michael and Michael genuinely valued our business, before and after the listing agree- ment was signed and after the sale was agreed. That matters! In fact, I can honestly say that they are the only sales agents we’ve ever used who called us after the sale “just to see how we were doing”. Finally, Michael and Michael were easy to work with, offering a simple “one stop shop” that we didn’t find other agents offered. They were always on the same page and, more importantly, did everything they said that they would do, exactly when they said they would do it. That matters too. Let’s face it; selling a house in Toronto is a bit like falling off a log at the moment, but that doesn’t mean it’s always easy, especially if you want the best price and terms the market will offer. If you want all that and an easy, seamless and, dare I say it, enjoyable experience, in my person- al opinion, Michael and Michael are your guys.

Michael O’Brien dispenses sensible business advice about how to sell or buy what is probably your most valuable possession: your house. We asked Michael to help sell our Cabbagetown home and he was on the mark about everything: what we should do before it went on the market, how much to ask, when, and how to handle offers in a market in flux. He was worth every penny we paid him, and he made it a pleasure all the while. He’s a calm, reliable and highly experienced business person you can rely upon to give you solid business advice. You can take it to the bank. We did. These are reasons in themselves to hire him. However, he has made a study of a rare bit of real estate: that beautiful, historic, leafy-green neighbourhood known as Cabbagetown. He lives and works there and he knows its micro-market intimately. How we chose Michael to be our realtor is a story in itself: I am not a fan of unsolicited telephone calls, frankly, but on our first of several calls he was very polite - and he knew his business. Then I received his newsletter and I thought: “This is someone who knows how to sell his services. I bet he can sell a house.” I didn’t want to sell my house then, but several years later (and a call once or twice a year) I phoned him up and we got serious. Selling - and buying - is a poorly understood business. It’s tough - not just because it’s competitive, but because it’s an emotional event requiring good communication, a strong sense of the value you are selling, and careful attention to good business and legal practice. Once we had sorted out what we should and not should not change within the house, his partner, Michael Grant was invaluable in staging our house: not just decorating it in a particular style, but ensuring it looked as spacious as possible and open to a new owner and their imprint. As a side benefit, we felt we were no longer selling our home - we were marketing a clean slate to a new owner. We recently sold our house and used Michael O’Brien (MOB) as our real estate agent and his partner Michael Grant for helping us stage the house. Michael O’Brien did a careful analysis of the comparables, which all agents do, but he took the time to explain what was similar in each comparable and what wasn’t and more importantly why. He discussed pricing strategy with us and provided the information we needed but he was careful to ensure that we made the deci- sion on what to price at and not him. As it turned out we were very successful in getting what we wanted for our house so we obviously feel Michael’s approach works. Selling your home is never easy but Michael made it as easy as it could possibly be. He ex- plained everything carefully and succinctly and though we are talking about the biggest decision we have made in our lives he was always thoughtful enough to ensure that he used a touch of humour to allow us to keep our sanity. Michael Grant has an incredible sense of what works and what doesn’t but more importantly he utilized a lot of what we had though we were both aware that “less is more” and we seriously de-cluttered. They provided us with staging furniture and we were lucky that Michael O’Brien has a wealth of contacts, one of who was able to help out wiring a lamp within 90 minutes of us reaching out. Getting ready to sell your house is a momentous task but both Michael’s were diligent in making it as easy as it could be. Luce and I would strongly recommend this team to anybody selling their house. The results speak for themselves ($70,000 over asking).

After unsuccessfully trying to sell my Dad’s house with another agent, we decided to hand the job over to Michael O’Brien at Bosley. We immediately noticed a difference in the way Michael approached the task. The other agent took a rather laissez- faire approach. Other than listing on MLS and putting up a “For Sale” sign, and bringing a few potential clients he already knew, he did little else. On the other hand, Michael and his team took every possible step to increase the exposure of the house, targeting those who most likely would be interested. We were a bit skeptical when he suggested a listing price higher than what it was originally listed at. In retrospect that was the right move and is a reflection of his experience and depth of local market knowledge. Professional photography was done to highlight the architectural details of the house. The exterior was tastefully spruced up to increase its curb appeal. Thousands of postcards were sent out, followed by very success- ful open houses. The end result was there were multiple offers and we sold the house over asking price in less than 2 weeks. Needlessly to say we were very pleased with the outcome which exceeded our expectations.
